What I would like to know is how exactly does a hotel or bed & breakfast calculate its profit margin in regard to its occupancy rates. I would also appreciate any links to websites concerning this kind of info.Thanx.
Well, you multiply the rate of a room by the number of those rooms. You add in the cost of breakfast and any amenities. Then you add it all up and charge a bit more than how much it actually costs to make the profit. They can charge anything since there really isn’t a law against it.
Please advise of any rules and regulations, fees and costs, and how to go about opening a bed and breakfast in general, and if there is anything else specific to that area in Texas. Thanks for your help! 
House is on three acres, is an 1890’s farmhouse with three bedrooms, two baths, two fireplaces, central heat. Recently renovated roof, siding, and electrical.

Well good luck to you with your venture. I am surprised that you are depending on a forum such as this to ask because those who answer may not give you a totally accurate answer.
Without any cost to yourself you can ask the planning department at your local council exactly what criteria you need to meet to comply with legislation.
When you have found a suitable premises then again the fire brigade will come and inspect it and advise you.
Certainly you will have to apply for certification and that will cost you but before you make that application your local council and the appropriate services will offer you assistance.
Working with the authorities from the start will give you far more support than just doing the job from advice from other sources then applying.
There is no need to be afraid of them, they are public servants paid for by the public purse and if you are going to enhance the area you live and work in by offering accommodation to others why on earth would they be other than helpful to you.
The Inland Revenue and all government departments hand out loads of carefully worded literature too, all of it is sufficient for business people to conduct their own management even though at first glance it can appear to be daunting.
Find out who your local councillors are too, in fact do that first. Very often if you can befriend them (not by offering bribes, just simply by asking sensible questions) if you do come up against a council official who is, shall we say, unnecessarily difficult, you can ask your friend, the councillors, to intercede on your behalf.
Running a business is all about dealing with people and the diplomacy you will learn by dealing with the local authorities will certainly hold you in good stead when (and you will) find yourself dealing with difficult customers with your business.
There are a lot of consultants and advisers out there who will be only too pleased to act on your behalf, but if you can not do it yourself. Then you wont succeed in business. 00
This is an existing Bed & Breakfast home stay (NOT an inn). It is NOT zoned commercial. The previous owners used it as their primary residence and we would too. There are a total of 5extra bedrooms that we would provide transient lodging from. I’ve gotten differing answers from various lenders. We have been approved for an FHA loan. Since this IS our primary residence, can we Proceed?

I am going to surprise my mom on mother’s day with breakfast in bed so i was wondering if anybody had good, easy, recipies for breakfast! Thanks!
Ingredients
* 1/2 c. Rice
* 3 c. Water
* 1 tsp salt per cup of rice
* 1/8 tsp Mexican saffron
* 2 tbs oil or ghee
* 1 tbs raisins
Instructions
Boil the water.
In the meantime, wash the rice (3 times if possible). In a frying pan, heat the oil, salt, and rice.
Sauteeing the uncooked rice will bring it to the same temperature as the water, so boiling will not stop once the rice is added.
Once water is boiling, add saffron and raisins. Let the raisins boil so that they get plump and juicy.
Add the rice. If you’ve done things right, the water should keep boiling. Continue to boil it for a while; let it steam until the rice begins to come to the top. Then turn the flame low and let it cook for 12 minutes.
** Note Mexican saffron is somehow different from regular saffron, so make sure you use the right kind.
